I recently spent a few days at the Berkshire Hathaway HomeServices summit at The Breakers in Palm Beach, learning and exchanging ideas with accomplished agents from across the country. Throughout the conversations, I kept coming back to one question: What can I bring home to better serve my buyers and sellers in Belmont, Watertown, and Greater Boston?

Three takeaways stood out: the importance of honest advice, the value of personal outreach, and the need to put housing headlines into local context.

Honest advice matters from the beginning

One of the strongest reminders was that being upfront, even when the conversation is difficult, helps clients make better decisions.

For sellers, that might mean discussing whether certain improvements are worth making before listing or explaining why the market may not support the price they hoped to achieve. For buyers, it means having a clear conversation about comparable sales, competition, and what a stronger offer would require within their budget and comfort level.

Earlier this year, I met with homeowners who had invested considerably in their property. My analysis suggested they were unlikely to recover their full investment through a sale. It wasn’t an easy message to deliver, but it was the advice I believed the numbers supported.

That experience reinforced something I take seriously: my responsibility is to give clients a realistic assessment so they can plan with clear expectations.

Personal outreach belongs in a marketing plan

Another takeaway was how much value there is in consistent, personal outreach.

Photography, online exposure, and social media all have a role in marketing a home. So do conversations with agents who are actively working with buyers, follow-up with people who have shown interest, and thoughtful print marketing.

One practical reminder was to contact agents who have recently sold similar properties nearby. They may still be working with buyers looking for a home like yours.

For sellers, the value is straightforward: your marketing plan should include ongoing efforts to find interested buyers and learn from the response. If showings or offers aren’t meeting expectations, it’s time to review the feedback, pricing, presentation, and outreach together.

National housing headlines need local context

David Childers of Keeping Current Matters presented on broader housing trends. His session was a reminder of how important it is to understand the data behind the headlines.

For my clients, the next step is always to bring that discussion back to the specific property and local market.

A national report cannot tell you exactly how to price a two-family home in Belmont or what to offer on a condo in Watertown. Those decisions require a closer look at comparable properties, current competition, condition, and recent buyer activity.

For sellers, I want to understand which homes buyers will compare with yours. For buyers, I want to examine whether recent sales support the asking price and how the property fits your priorities. Our home buyer’s guide walks through the broader process.

Returning with perspective and renewed energy

Beyond the business conversations, I appreciated keynote speaker Kath Koschel’s message about resilience, kindness, and perspective. I was also grateful to have my family with me and make a few memories together, mostly at the pool and beach.

I came home energized and reminded of the responsibility that comes with helping people through a major life decision.
